How do you choose how much to offer to buy a site?

If there is a site/domain/whatever in your area that you're looking to purchase to bring it under your own little network - how do you choose how much to offer for that website? For me, I tended to go by the monthly revenue x 12 and depending on the state of the forum/domain etc. I would maybe offer a little more to make it a sweeter deal.

What about you? How would you go about making an offer?

I go by their traffic and how well they are doing. Granted, sometimes you can't put a price on their work, like with my site.

I guess I would do the same.    However, other factors could make it even more valuable.  For instance, what if the site seemed to have "future potential"?  Also, domain metrics are important  - like DA (domain authrotiy) and TF (trust flow).  Especially, TF is important.

is there such a thing as future potential? I mean there is a forum for everything already.

for myself if i'm purchasing a website i look at what they have going for them. 

i have been offered many websites that "used to be successful with a lot of activity" but the last time there was a real discussion was about 4 years go. in my mind that website is pretty much worthless as i would be better off creating my forum from scratch. 

 

it really just depends on a site to site basis
